5 star B&B based near Rye and Hastings set in 3 acres of stunning grounds. We offer one king, or twin bedded, en-suite room and two double rooms with en-suite or private bathroom. On arrival complimentary tea will be served by the fire in our cosy guest lounge or in our beautiful gardens. At breakfast we serve locally sourced products in our sunny dining room. Our gardens features a rose arbour, meandering stream, koi pond and diverse wildlife, including badgers and rare birds.

Stream House B&B is close to the historic town of Hastings and the charming medieval town of Rye, with its cobbled streets and historic church, St Mary's, featuring Britain's oldest functioning church tower clock. Hastings was the setting for the popular TV drama Foyle's War and is famous for its great fish and chips. Stream House is just a short walk from Winchelsea Beach or, a short drive to the beautiful dunes at Camber Sands- an ideal base for exploring Sussex.
Rooms Description
We offer one super king or twin bedded en-suite room, 2 double rooms en-suite or private bathroom. Rooms are tastefully furnished, centrally heated and with good lighting. The spacious bathrooms have luxurious deep baths and separate power showers. Complimentary toiletries, fluffy towels, hairdryers and beverages are all provided. All rooms have flat screen TV's and delightful views.
Specialities
We offer en suite bedrooms, free parking, free WIFI, delicious breakfasts, 3 acres of grounds and an open fire in the guest lounge in winter. Stream House is a non smoking house although smoking is permitted in the grounds. As the house is historic with different levels, it may not be suitable for guests with walking difficulties. We welcome children over 10 years of age, at the full adult rate. Please enquire about a family discount for long stays.

Directions
From the M25 at J5, take the A21 south, past Tunbridge Wells, towards Hastings in East Sussex. Several miles after the Battle roundabout, you will see Claremont School on your left and, soon after, a bridge over the road. Turn right immediately under the bridge, then right again bringing you over the same bridge - signposted Folkestone (A259). Follow this road (The Ridge) for nearly 10 minutes to traffic lights - turn right into a shopping area, then almost immediately sharp left onto Fairlight Road (by the Co-op). Follow this road for just over 5 minutes. After descending a steep hill you enter Fairlight village. Continue on the road until it again descends steeply. Then turn left into Stream House B & B immediately after the 'Road Narrows' sign (opposite Leather Waggon).
